New residential building Oaxaca 88 in Mexico City

In a vibrant urban setting rich in greenery, in the Condesa neighborhood of Mexico City, Oaxaca 88 opens its 26 housing units to the city view, in a contemporary architecture made of design, comfort, and materiality

Facades with exposed concrete plastic shapes

Born from the collaboration between the architects of CCA | Bernardo Quinzaños and IP STUDIO / Ivanka V Pichardo, Oaxaca 88 is one of the contemporary residential architecture projects that contributes to the renewal of the city. With its facades with exposed concrete plastic shapes and charming balconies, it interacts, first and foremost, with the large tree growing in front of it and then with the urban landscape offered by Avenida Paseo de la Reforma, from where you can admire the most iconic buildings of Mexico City

26 residential units of different sizes

Built on an irregularly shaped lot measuring 27 by 15 meters, the new residential building consists of two distinct volumes, connected by a vertical circulation core, and houses 26 residential units of different sizes: from the largest, the only penthouse of 117 square meters, to the smaller units of 38 square meters. The program is completed with a commercial space and a rooftop terrace. The facade composition reveals the volumetric arrangement with two sections on the main front of the block located at the front of the lot and three sections on the rear facade of the second volume

A precise compositional grid dictated by the structure

Oaxaca 88 is built following a precise compositional grid dictated by the structure in reinforced concrete that is evident throughout the project: in the facades, interiors, and material aesthetics of the entire building. Its double volumetry allows for exposure both to the north and south, and the apartments benefit from natural light and ventilation thanks to specially designed windows that ensure full opening. The wrought iron green balcony railings interact with the branches of the large tree nearby

The materials moodboard

The materials moodboard is dominated by exposed concrete from which it declines in the search for timelessness: light wooden floors and furnishings, local gray stone coverings for wet areas, white walls, and touches of color to embellish each unit. Oaxaca 88 thus offers itself to the city, in an area rich in public spaces such as the "Fuente de Cibeles" and the "Parque España", immersing itself in city life and the urban landscape
