Sports, work and home in one place with a Black Sea view: the PK26

PK26 is a mixed-use building located in the city center of Varna, Bulgaria. The neighborhood, in which it is located, is predominantly occupied by outdated single housing units with no aesthetic value. PK26 is the first newly constructed, contemporary building with a distinguishable minimalist form that the new urban development plan allows

The balance between budget, aesthetics and functionality is the basis of the investment and foundation of STARH studio's design for PK26, with the aim of creating a discreet and modern building. The program is spread over nine above-ground floors and two levels of underground parking; it consists of a gymnasium, flexible rental spaces, offices, and apartments

On the ground floor of the mixed-use building is a "boutique gym": a contemporary fitness club open 24/7, where no staff is required and access is controlled via app. On the upper floors, apartments and offices are designed in much the same way, following the principle of home comfort brought into workspaces

As a mixed-use building, the concept of the project is to offer a way of living that correlates with today's changing dynamics: various daily activities are concentrated in a single, medium-sized building, saving time and energy that can instead be used in rewarding and playful personal ways and activities
