A building from the past, projected into the future

In the heart of the Condesa neighborhood, just a few steps from the greenery of Parque España, stands Juan de la Barrera 5, an 8-story building designed in 1967 by the Serrano studio. From its inception, it stood out for its cutting-edge design. After sustaining damage in the 2017 earthquake, the project was entrusted to Serrano Monjaraz Arquitectos, who breathed new life into the building with structural and technological interventions designed for the future.

Safety and comfort at the center of the project

The intervention has made the building one of the safest in the area, thanks to new pillars, beams, and concrete walls. The 15 apartments, ranging in size from 70 to 120 m², retain the original layout with a functional distribution around a central wooden box. High-quality materials, such as Austrian duela, flamed granite, and krion, ensure a contemporary aesthetic and maximum acoustic comfort. This is one of those architectural projects that demonstrate how the past can be enhanced through innovative construction solutions and materials.

Energy efficiency and technological innovation

Great attention has been dedicated to sustainability: solar panels, systems for collecting and purifying rainwater, electric heating, and double insulated glass all contribute to reducing the environmental impact. The interiors are enriched with voice-controlled LED lighting, while the selected materials help maintain excellent thermal and acoustic insulation.
